URGENT CHILLER REPLACEMENT
The Situation
A major CBD building’s primary chiller failed during peak summer 30th of November - during the peak of summer. Repair was not possible. The chiller replacement had to be undertaken urgently.
The Challenge
December heat wave conditions created the need for effective, temporary cooling to be provided immediately. A replacement chiller had to be sourced, installed and commissioned. Craneage had to be arranged and road closure permit obtained. December is traditionally a busy time for contractors who are clearing work loads before the Christmas / New Year and January construction industry break.
The Project
Digital Property was requested to arrange temporary cooling, source and install the new chiller. Key stake holders needed constant updates on the project delivery.
The Result
Chiller replacement was successfully completed by 31 Dec against a background of design and installation shortages, adverse weather conditions and a high level of expectation by all stakeholders.
Digital Property managed the supply, installation and commissioning of new chiller in 31 days – during December when both design & installation resources are very limited. All stakeholders expressed a very high level of satisfaction with the project outcomes.
Hotel Rooms – Energy Management System
The Situation
A landmark 5 stars Sofitel Hotel identified a need for energy management system for its accomodation rooms without adversely affecting the comfort conditions for its patrons.
The Challenge
The system was to be installed whilst hotel was fully operational. The Hotel specifically did not want to use a card based system, as it could be abused – user can insert the card and leave the room lights and air-conditioning running when they are out of the room.
The Project
Digital Property was commissioned to identify options and recommend a solution. Our engineers analysed different options and conducted pilots runs to verify the functionality and energy savings. An occupancy based system was recommended that delivered significant energy savings whilst being totally invisible to the patrons.
The Result
Pilots runs identified that proposed solution delivered energy savings of in order of 35%.
The pilot run results were applauded by the hotel and the system was successfully implemented in 363 rooms for the hotel.
OTHER GRANT RELATED ACHIEVEMENTS
Due to Digital Property’s integrated approach we have become a specialist in implementing energy management solutions. As of Jan 2012, we have obtained over $6.5 million in grants for our clients to implement energy efficiency projects. These projects include upgrades to building controls, chiller replacements, lighting controls and water management.
